Here are a list of genuine cases that we have worked on, to give you a feel for the type of mortgages we arrange:
Barbados
70yr old gentleman wanting to purchase in Barbados for $1.5million. We looked at the local banks, but no one would accept the case because of his age. We placed it with a UK Private Bank, ironically at a better rate with a lower deposit than would have normally been available.
France - Ski Chalet
A client who already owns a ski chalet, currently without a mortgage. They wanted to remortgage to release equity, but wanted to borrow in Swiss Francs due to the favourable exchange rate. We were able to offer the client a five year fixed rate, releasing 70% of the value of the property.
Manhattan
Italian client, looking to take advantage of the Euro / US exchange rates and the great rates in lending on US property. He was looking to buy an apartment in Manhattan for $1.8million. We arranged a mortgage in US$, through an offshore bank at 70% loan to value.
Spain
British client living in Hong Kong, buying a Villa in Spain for ¤1.6 million. He had no assets in the UK or the rest of Europe at the time of purchase. It was also an income stretch and required a lender with flexible underwriting criteria to accommodate his bonus. On top of this the client wanted an interest-only loan for the first few years and only wanted to put down a 20% deposit. This was a real challenge, but we managed to find the right solution.
Mauritius
We were approached by the Estate Agents marketing this development. It is still a relatively new market in terms of overseas clients buying property here. However, we now have a number of choices available.
Greece
Greece is a market that has massively opened up for us. We have a great relationship with the Greek banks and can help clients buying on the mainland and on the majority of islands. If you are interested in buying an actual Island we may also be able to help.
UK-Rental Property for an expat based in Thailand
A UK expat resident in Thailand wanted to arrange a re-mortgage for an investment property in London. He wanted to borrow in US dollars. Relatively simple, we are looking at a rate of 1% over USD 3month libor.
